Our Plans

Wales & West Housing is bringing forward plans to deliver a replacement affordable housing facility for 25 new high-quality homes on its existing site off Eighth Avenue, Llay, Wrexham, LL12 0TT.

The scheme will deliver a mix of housing types including 17 apartments and 8 bungalows.

A sustainable location

The site is located off Eighth Avenue in Llay and presently comprises an existing affordable retirement housing scheme known as Cwrt Pentwmpath and has been operated by Wales & West Housing. It was built in 1975 but is sadly no longer meeting housing association regulations and it has suffered from very high service charges.

The decision has been taken to replace the facility with a modern, fit for purpose scheme that meets energy efficiency standards, secured by design and DQR Lifetime Homes standards.

It benefits from safe pedestrian links to the local shops, community centre, doctors surgery, places of worship and local recreational facilities and is in an ideal and highly sustainable location; benefiting from local bus stop and services directly adjacent to the site.

Delivering much-needed new affordable homes for the over-55’s in Llay that will allow local people to stay within their community at an affordable social rent.

The consultation runs for 28-days in compliance with Welsh Government regulations and so all comments should be submitted to us by no later than 27th September 2022 to ensure that they can be taken into consideration. This will guide and inform any subsequent submission of a formal detailed planning application to Wrexham Council.
