Housing Need
The UK is facing a housing crisis, with a chronic shortage of new homes and insufficient homes being built, with supply/delivery falling short of both national Government and local Conwy targets. Recent research also suggests that the average first time-buyer is now 34 years old – an increase of two years during the pandemic.
New homes can deliver economic benefits for local businesses by new residents spending in local shops and using local services in the areas where new homes are built.
Conwy needs new homes. As part of its Local Development Plan, which guides future development in the Borough, the Council outlined a requirement for some 6,520 new homes across the County Borough over the plan period 2007 to 2022, but not only have many sites failed to come forward, but the plan is now out of date and the Replacement plan for the period 2018 to 2033 has yet to materialise and the void and lack of supply simply places greater upward pressure on house prices and delivery of new stock.
With the Replacement Local Development Plan having stalled, new homes in Llanfairfechan will help the Council to meet its housing needs target.
We believe this site is an excellent fit for Llanfairfechan and the applicant’s investment in the design and technical material in addressing site considerations provides for a high-quality site solution, but we want to ensure it is the right type of development, delivered in the right way and offering the right benefits for the local community.
Our Plans
Coastal Construction (NW) Ltd is a local North Wales housebuilder employing local trades and supporting the local economy. They wish to bring forward plans to deliver a high-quality residential housing scheme for 42 new homes at 11 Gorwel and land to eth east at Tyn Drain, Llanfairfechan, LL33 0DS.
The scheme will deliver a mix of housing types and tenure, including affordable housing including starter homes and bungalow design. The scheme will also protect the existing PROW route but look to provide an enhanced surfacing and deliver other pedestrian linkages to public open space, biodiversity net gain and greenspace.
A sustainable location
The site is located off Gorwel in Llanfairfechan and presently comprises an existing dwelling along with adjacent agricultural land known as Tyn Drain.
It benefits from safe pedestrian links and is in an ideal and highly sustainable location; with services and facilities within close proximity.
It will look to deliver much-needed new affordable homes and will allow local people to stay within their community.

The consultation runs for 28-days in compliance with Welsh Government regulations and so all comments should be submitted to us by no later than 30 June 2023 to ensure that they can be taken into consideration. This will guide and inform any subsequent submission of a formal detailed planning application to Conwy Council.
